A wash can remove surface dirt and staining where the roof covering and coating allow it. We decide how to clean it only after considering the material, age, pitch and condition of the roof.

Heavy moss or lichen may need a separate treatment. We won’t assume a hard blast is the right answer for every roof.

Roof treatment

A treatment targets organic growth without relying on an immediate wash-off. The moss and lichen change and break down gradually, with weather helping to clear the dead growth over time.

It will not look freshly washed the same day. We’ll explain the likely progression and any follow-up included in your quote.

We check the surface before recommending a method

Long-run metal, concrete tile and pressed metal tile roofs do not all call for the same approach. Coating condition, fragile areas, roof pitch and access matter as much as the visible growth.

Tell us about leaks, cracked tiles, rust, solar panels or a roof that feeds a rainwater tank. Cleaning can improve the surface, but it cannot repair the roof. If it needs roofing work first, that should be addressed separately.

Washing aims to clean suitable surfaces more immediately. A moss and lichen treatment works gradually as the treated growth breaks down and weather carries it away. The roof material and condition help determine which approach is appropriate.

How long does a roof treatment take to work?

Do not expect a same-day transformation. Growth may change colour first, then clear gradually over weeks or months. Weather, the amount of growth and roof type all affect the timing. We’ll explain what to expect for your roof when quoting.

Can a roof wash damage metal or roof tiles?

The wrong method or pressure can affect a roof covering or its coating. We consider the material, condition and any manufacturer guidance before recommending a wash. If the roof is fragile or damaged, it may need a different approach or a roofer’s assessment first.

Can you treat a roof that supplies a rainwater tank?

Tell us before booking if your roof feeds a rainwater tank. The water collection system and any product instructions must be considered before a treatment or wash. We’ll discuss the necessary precautions for the proposed work rather than assume the tank can stay connected.

Do you clean gutters when you clean the roof?

Gutter clearing is separate from a roof wash or treatment. Ask for it when requesting your quote and we can explain what the combined work would include.

How much does roof cleaning cost?
