A clear scope from the start

What does a commercial building wash cover?

The main job is washing the exterior surfaces of your building: walls, cladding and other agreed façade areas. We look at the material and the marks on it before choosing a suitable method. Painted surfaces and coated cladding generally call for a gentler approach than hard ground surfaces.

Your quote should say which elevations and features are included. That matters on a site with several buildings, tenant entrances, loading areas or upper levels.

  • Exterior walls and façades
  • Painted or coated cladding
  • Visible dirt, grime and organic growth
  • Entry areas and canopies, if agreed
  • Accessible exterior features
  • Access and scheduling plan
Scope matters: Window detailing, roof washing, internal gutter clearing, graffiti removal and hard-surface water blasting are separate tasks. Ask for them in the quote if you need them.

Built around your property

Commercial and industrial exteriors

A small shopfront and a large warehouse need different access and timing. We can discuss the exterior cleaning requirements for:

Public-facing sites

Offices, retail and shared buildings

Shopfronts, office façades, hospitality sites and body corporate exteriors often need careful planning around entrances, foot traffic and neighbouring tenancies.

Tell us which areas matter most to visitors and when the building is busiest.

Working sites

Warehouses and industrial buildings

Large wall runs, roller doors, yard access and loading bays change how a wash is staged. We’ll discuss vehicles, machinery, drainage and any restricted areas before pricing.

For multi-building sites, list the blocks or elevations you want included.

Method, access and operations

The right wash for the surface and the site

Commercial exterior cleaning is more than pointing a hose at a wall. We assess the cladding, coating, condition and surrounding areas, then choose a cleaning approach suited to those surfaces. A soft wash can be appropriate for painted or more delicate finishes; controlled pressure has a place on suitable hard surfaces.

We also need to know about fragile features, water access, drainage, height and public access. Where specialist access or extra controls are required, we’ll discuss them as part of the quote rather than assume every area is reachable from the ground.

Useful details for a quote

Send the site information once

Address, building type, number of levels and photos of all elevations help us understand the size of the job.

Add the cladding type if known, problem areas, loading and customer hours, water access, and any site induction or contractor requirements.

If several people manage the property, tell us who can approve the scope and arrange access.

Commercial building wash FAQs

Questions property managers ask

Do you wash commercial buildings in Auckland and Northland?

Yes. Send us the property address in Auckland, Whangārei or elsewhere in Northland, along with photos if available. We’ll confirm whether we can service the site and what information is needed for a quote.

Can you wash a warehouse or industrial building?

We can assess warehouse and industrial building exteriors. Share the number of elevations, building height, cladding type and any active loading or restricted areas so we can plan access and price the work properly.

Can the wash be scheduled around customers or tenants?

Tell us your trading hours, delivery windows and access requirements. We can discuss a suitable time and staged approach during quoting; any after-hours availability should be confirmed for your site.

Will you use high pressure on our cladding?

We choose the method after considering the surface and its condition. Painted and coated cladding may call for a lower-pressure wash. If you have manufacturer care instructions or known leaks, share them before work is quoted.

Are windows, roofs and gutters included?

They are not automatically included in an exterior wall wash. Ask us to price window cleaning, roof washing or internal gutter clearing separately, and check the written scope before booking.

Can you reach upper levels?

Access depends on the height, setbacks, ground conditions and building features. Send photos and approximate height; we’ll assess how those areas could be reached and whether additional equipment or controls are needed.

What information helps you quote a commercial building wash?

Start with the address, photos of each side, building use, approximate height, surfaces and the areas you want cleaned. Mention water access, busy entrances, car parking and any contractor paperwork your site requires.

How often should a commercial exterior be washed?

There is no single interval for every building. Exposure to traffic, coastal air, shade and organic growth varies. We can discuss an appropriate maintenance plan after seeing the surfaces and how quickly they become dirty.
